Do not sign more than a year

Film everything, with the landlord in shot

Before move-in, record every room, mark, and damaged surface on video.

Test the wifi, do not take their word

Ask the utility rate, not the bill

Ask for electricity and water rates; commercial rates can cost more.

Photos are marketing

Judge the in-person viewing, not edited photos. Never deposit sight unseen.

Watch for a subdivided flat

Avoid suspicious subdivided rooms and verify the property’s lawful use.

Check they own it

Match the owner’s ID, ownership certificate, and contract. For sublets, request written permission.

Nothing verbal counts

Put rent coverage, repairs, deposit return, and early-exit terms in the contract.

Confirm they will register you

Confirm the landlord will support required accommodation registration. See the paperwork guide.

Pay through the platform

Use escrow or in-app payment, keep receipts, and never deposit before a contract.

Once you live there

Report repairs in writing

Report repairs with photos. Confirm who arranges and pays before spending.

Buy a mattress topper

If the mattress is too firm, confirm its size before buying a topper.

Cover the surfaces you will ruin

Protect mattresses, counters, desks, and kitchen surfaces from stains.

Do not host someone who is out of status

Do not host someone with unlawful stay documents. Direct them to 12367 or the exit-entry authority.
